At Broadneck Home Inspections, LLC we understand how roofs work, where they fail, and many common problems associated with improper installations. The roof is a critical component of your home and helps to protect it from the elements. When it is safe to do so, we get on your roof and inspect it up close. When it is not safe, we use a drone to access the roof and inspect it. We inspect all types of roofing materials on residential and commercial properties and provide you with a detailed report of our findings. We do not perform repairs or replace roofs, we only inspect them. This means we have no motivation to sell you unneeded repairs.
Real Estate Sales: We include inspecting the roof with all of our main home inspections for real estate purchases for buyers and sellers. If your inspector doesn’t get on the roof - what are you missing?
Leaks: We help you find and determine the cause of leaks in your roof or siding. Your leak may be a minor repair, but most roofing companies will still try to sell you an entire roof. Why trust them? Get and independent eye on the situation and fix only what’s needed.
New Roofs: Did you just have your roof replaced and you want to make sure the installers completed everything properly and included everything they promised you? We will inspect your roof after a new installation to make sure it was installed properly. We work with the shingle manufacturers to ensure your installation complies with their instructions. We will find any issues and give you a report to take to your installer to get those issues resolved.
Refinancing or other Loans: Often lenders are requiring roof inspections on refinancing and home improvement loans now. They want to make sure the roof is sound before approving your financing. We perform roof inspections for these and provide a one page summary for your lender.
